Proof of ID & Ownership

Please provide proof of ID in the form of a passport or driving licence and proof of ownership such as a copy of a mortgage statement or title deeds.

Consent to Let & Insurance

If the property to be let is mortgaged permission should be obtained from your mortgage lender Consent to Let and a copy forwarded to this office. You will need to inform both buildings and contents insurers of your intention to let and send to our office copy documentation.

Overseas Landlords

For landlords living or going to live overseas you will need to complete Inland Revenue Form NR1 for non-resident landlords. We can provide a blank form or it can be downloaded from the Inland Revenue website.

Assured Shorthold Tenancy

We will let your property for a term of either six or twelve months depending on your preference. Twelve month tenancies will normally have a six month break clause.

Notices

We will serve all relevant Notices on your behalf as part of our fully managed letting service.

A Gas Safety Certificate is required by law for any properties which has gas appliances and/or heating. We will organise the inspection with a Gas Safe registered engineer and deduct the cost of the inspection and certificate from the incoming rent. We recommend that all central heating boilers are serviced annually.

As part of our service we organise an electrical inspection of the wiring and appliances/electrical goods at the property. Again the cost is deducted from the incoming rent.

These checks are arranged on an annual basis.

All let properties also require an Energy Performance Certificate which is valid for 10 years.

Working and tested smoke alarms are required on each floor of the property.

Inventory

We will organise for an independent inventory clerk to prepare a details inventory complete with photographs. Typically, the cost will be between £75 and £200 deducted from the rent at the commencement of the tenancy.

Check In & Interim Inspections

We conduct both check in and check out with the tenants as part of our service at no extra cost.

Furnished/Unfurnished

We can let your property either furnished or unfurnished, however there is more demand for unfurnished properties. For furnished lettings the cost of the inventory may increase. Please note all soft furnishings such as sofas, mattresses etc. must have the relevant fire safety labels.

Tenancy Agreement

We will draw up a comprehensive Assured Shorthold Tenancy Agreement at no extra cost.

Marketing & Viewings

As part of our service we will advertise the property on Prime Location, Facebook and in our office. We will accompany all viewings. Once a tenant has been found we will obtain credit, employer and previous landlords references via Rent4Sure referencing agency.

Deposits

Typically tenants will lodge a damage deposit of one or one and a half month’s rent at the commencement of the tenancy. The deposit is lodged with the Deposit Protection Service at no extra cost.

Charges

Let Only

We charge the first month’s rent for a let only service whereby we market the property, find a tenant, take references and draw up the tenancy. We will check the tenant into the property and out at the end of the tenancy. We will lodge the damage deposit with the DPS.

We will organise the gas and electrical safety inspections and inventory.

Fully Managed

Our charge for full management is 50% of the first month’s rent followed by 10% of the monthly rent.

As part of our service we will do everything outlined above in addition to dealing with any day to day issues regarding maintenance, collecting the rent and inspecting the property regularly.

Once collected, we pay the rent directly into your designated bank account or if you prefer we can send a cheque.
